Houston Luxury Homes Drive Through

Houston Tx Homes of Luxury decked out for Halloween. We drove through the River Oaks community and spent a while photographing and videotaping sights of the luxury home community of Houston. Most lots were around 1 to 3 acres- some larger. It seemed that most homeowners decided to deck out the yard and house for Halloween. Wealthy as the Houston luxury neighborhood was, it didn’t stop a lot of down-home decorating complete with witches, goblins, pumpkins and typical fall cornucopia and at least one giant purple spider that spread across a whole roof.

Should You Try to Negotiate the Price of a Wellington Short Sale?

Wellington FL short salesThere was once a Wellington Florida homeowner who finally decided they would be better off doing a short sale than having a foreclosure on their record. They knew that their chances of getting another home down the road would be a lot harder and more expensive if they had a foreclosure like a scarlet letter “F” on their credit report. A recent “communique” from their bank saying that’s just what was about to happen (foreclosure) spurned them to action and they looked up a local agent to list their home.

The agent was well spoken and seemed to know her way around real estate. A “Been selling homes here forever” type, she assured them she’d be more than able to take care of their Wellington short sale listing. The home was listed and the usual short sale hardship letter went to the bank and a short sale approval was the happy news back from the lender. Things were looking up for the homeowner who almost breathed a sigh of relief. Offers started to come in on the home. A little on the low side but offers are a good thing, right?

Sixty days later the home foreclosed.

How on earth did this happen?

One particular to Wellington short sales of concern to home buyers is whether or not they can negotiate the price of Wellington short sales. As in any short sale, the owner is the owner. They set the sale price and a buyer can ask them to lower it. A bank involved can just as easily ask the buyer to pay more before approving the sale. Since you’re negotiating with the seller and not with the bank, this can become a less than streamlined process for lots of reasons, not the least of which is the current psychology and grasp of the seller and the seller’s agent (especially if they’re green to short sales) as to what’s really going on. A bad or unknowledgeable agent on the other end can make life miserable for everyone including you. Miserable as in the pits of despair and the dreaded notice of sale showing up at your door or mailbox. Surprise! You just became another inexperience generated short sale statistic.

Now, this can all be most often avoided by having experienced Wellington short sale agents on your side. Not experience like 2 or 3 short sales all year, but 2 or 3 dozen short sales every year for three, five and seven years running in the Florida market.

Now, a buyer and seller can dance around the contract and price issues and the predictable bank responses to low-ballers, etc. or you can work closely with experienced Wellington short sale agents, or at least the agent that’s in your corner- buyer or seller, should be experienced, and get down to brass tacks.

Like all short sales, Wellington short sales are not guaranteed by any stretch. The lender may reject the sale for any reason. If you have one of the many capable-to-do-regular-sales agents but inexperienced Wellington short sale agents then go home, do nothing and eat microwave pizza- and sugar. You’ll be better off. But, if you’re serious about selling or buying a Wellington short sale home, then you’d better have a good agent in your corner with lots of experience- not some two bit “I listed my first short sale home in 2011.” agent who is more bluster than substance. It’s your home and it’s your risk of slipping right on into full-blown foreclosure because your agent turns out to be a sheep in wolves’ clothing trying to negotiate with banks and lenders.

There’s someone else to deal with too, besides the lender, and that’s the seller and buyer. These transactions, improperly managed are the drivers of high statistics of short sales that never close. (Think about it. What happens next? – foreclosure)

Here is where the inexperienced agent will start throwing around numbers like $300,000 blah blah blah, but your house isn’t a number and neither are you. You’re someone who wants above all else not to have a foreclosure on their credit report when it’s time to buy a new home.

Experience counts, folks, and lack of it on the part of your Wellington short sale agent can land you in the “I’m feeling unlucky” file of lenders and loan processors- just where you don’t want to be. Don’t kid yourself. Lenders get a sense of when things are going right and when they’re going wrong and they don’t have all day to entertain your cause, whatever it may be, so they just move forward with their gut instinct and experience. Best to have an agent who has been working local short sales who can demonstrate a track record of success over one, two, five and more years with numbers of short sales closed to back up their big claims about expertise.

Does Zicam Work? A Bedtime Story

This morning I woke up reluctantly from the avoidance tactic of sleeping as long as possible to the mega human-mutating, death inducing common cold of the season- the one that ruins a holiday if you catch it two days before one. Lucky for me it’s still two weeks until Christmas so all it will ruin is my productive money earning capacity just at the end of the Christmas shopping season, requiring me to work twice as hard to get the same amount of work done.

Anyway, throat raging and general green body fluids in full production, I decided to look around the house for some of that zinc zycam or zicam stuff and see if it helps.

Found. Oooh that burns a little. Must be good to go.

Then I start to remember talk about it being proven not to work. Well, right now it feels good, burning and drying away my sinuses. Anything that changes the onward march of a new cold in all it’s human killing strength has got to be some good, right?

I get curious. Could Zicam be something that reduces a cold’s duration? I need all the cold-free time I can get. Off to the web I go, lookup “does Zicam work?”

Temporarily stunned, my sinuses revel in the relief the nose gel brings. Then I read an article that says the FDA warns about gel in particular. It can produce long term or even permanent loss of smell. Heeding the advice whether or not it applies only to idiots who use the gel every 15 minutes as a topical anasthetic, I go to the sink and half inhale warm water through my nose, rinsing out the now top 10 Hazmat dangerous chemical back out. I doubt it can be that dangerous if the company is still in business, but legally, everyone has to cover their butt, so if a rhesus monkey can’t smell bananas any more after ingesting 2.5 metric tons of Zicam, I’d better not take any chances.

The anesthetic properties of the zinc are starting to wear off now and I can smell my coffee.

Hey, my wife teaches 4th grade. I wonder if she can come up with a better remedy than Airborne?

More zinc anyone?

Baby Shower

As a photographer, I can affirm that one of the happiest events to photograph is a baby shower. A Baby shower captures a celebration of new life. There is a solidarity among women. A shared experience- for some, yet to be, for others in days long past, but the experience of birth and new life is shared by all. Baby shower photography is an informal and fast paced work. Capturing emotions and expressions usually are in an instant and you have one chance. This is no venue for amateur photographers, your mastery of the camera must be complete and confident because speed is of the essence to capture what really matters at the baby shower from start to finish.

Real Estate SEO Page One To Page Five In One Day – What Not To Wear To Your SEO Campaign

A lot of real estate SEO campaigns have been wearing the same thing to Google’s search results dinner party and being thrown out on their coattails as fast as they get seated. What are they wearing to the party that brings the wrath of Google? Boilerplate Anchor Text, which Google is discounting faster than foreclosure listings!

If you want to fall from Google page one to page five in search results, follow this example. Otherwise, follow some real estate SEO expert advice and avoid this practice like the plague. Google is getting better at finding poor SEO practices and discounting them. It may seem like a penalty, but it’s more like an equalizer. Google determines that if your one-trick-pony is your sole SEO strategy, your real estate website is probably not as valuable as other real estate websites and a downgrade is surely on the way for you.

Your real estate website is on Google’s radar all the time and the Boilerplate Anchor Text algorithm along with Panda and a host of other analyses of your on-page and off-page SEO is always ongoing. If you’ve been risking your website with poor SEO practices frowned on by Google then any short term gain you may have obtained is probably going to turn in to long term pain when the machines of Google’s 200+ algorithms catch with you. Why not get the right kind of SEO strategy now? Contact Real Estate SEO expert Dave Keys at 714-222-7961.

Jacksonville Hotels – Bed and Breakfast Choices

There must be a legion of Hotels in Jacksonville to choose from with all the standards from Wyndham and Hilton on down the list to Motel 5 1/2s and Super 7.9 or worse but one option that may be enjoyed most by the traveler and Hotel shopper for the best Jacksonville Hotels may just be down the street at a local inn or bed and breakfast. The best of these is the Riverdale Inn situated in the heart of downtown in the Riverside district. At the turn of the 20th century, Riverside Ave. was lined with fifty luxurious mansions on “The Row.” Everything from fires to time itself reduced The Row to just two of the remaining candidates for a unique bed and breakfast alternative to Jacksonville Hotels. Riverdale is just that, with exquisite accomodations, amenities and service.

Shown here at the bed and breakfast’s second floor is the reading room. You may find a reading room at the local hotel but it will have none of the ambiance and quiet of this ten room facility at the heart of Jacksonville. This breakfast inn beats them all.
