<p class="p1">Sean Carpenter was a 56-year-old father of four&ndash;one in college and three in high school. For years, John has lived comfortably on a 2 1/2 acre spread with plenty of trees and beautiful gardens, 38 miles north of San Antonio. John&#8217;s mother had lived independently for fifteen years in her own house on Sean&#8217;s property. No one had ever thought about elder care or assisted living because mom seemed full of endless energy and was very active every day. She seemed to take on more activity every few months. She was constantly involved in many community causes. Even after her retirement from teaching, she found plenty of projects and local community organizations like her former school&#8217;s PTA and after school programs that needed her experience and dedication.</p>
<p class="p1">Her mornings started with a comfortable breakfast of bagels, cream cheese and scrambled eggs- and ample reading time- something she always wanted. She loved to read and kept up on everything from news to politics and of course, as a teacher, enjoyed classical literature. She had a scheduled route of engagements that kept her busy all week long. One morning while moving items to her car for presentation at a seminar, she tripped over the threshold while carrying a box of handouts and fell. She quickly got up and re-assembled the handouts and drove to the seminar in San Antonio. Losing her balance was embarrassing and she said nothing to anyone but the growing pain from the fall forced her to make an unscheduled trip to the doctor where it was discovered she had a serious fracture in her hip.&nbsp;</p>
<p class="p2">What followed was a regimen of several weeks of bed rest, then physical therapy and recovery. Somehow the fall and fracture drained the usual high energy out of mom and recovery was unexpectedly slow. It was difficult for her to walk for nearly 3 months. Her former energy never fully returned and she was forced to give up some of her volunteer activities. Months later she still carefully braced herself when she moved in and out of her house negotiating every step cautiously. Six months later Sean&#8217;s mother fell on the same threshold, hurting her shoulder. It seemed like mom was on a downhill trend despite her usual vibrant attitude and lifestyle.</p>
<p class="p2">Sean worked downtown San Antonio and had to travel several times a month. His wife worked closer to home but still it seemed like no one was able to really look after mom and everyone was worried. Finally, mom suggested that it might be time for her to move to a location closer to her activities and where there was someone there to always check up on her and make sure she was doing OK. The family had heard about such living arrangements where folks had their freedom but there was closer attention paid to their needs and well being. This was good too, because now, mom took medications related to her injuries and sometimes could not remember if she missed a dose. That was just one of the many such concerns that an assisted living facility could make sure was looked after.</p>
<p class="p2">Mom was able to come and go and to visit Sean and the kids whenever everyone was gathered at home for a weekend event or holiday. Her new home was actually more enjoyable because not only did she make new friends with neighbors- hardly a surprise with her outgoing personality, but Sean was actually able to stop by for lunch or visits after work since it was close to his office.</p>

			<content:encoded><![CDATA[<p>What I learned &nbsp;about Massapequa New York real estate in a few minutes just looking around with available tools online. &nbsp;I chose one area in particular and East Massapequa juxtaposed between East Harbor and Bar Harbor. &nbsp;these homes were both near a local park, Sunset Park and had access to the water right from their own backyards. &nbsp;One thing you can tell right away about this community just looking at the photographs on Google Earth, is that people are taking care of their homes year round. You can also see that although the homes are very nice, looking around the neighborhood you can tell people are here are not pretentious&ndash;another words you are surrounded by good neighbors who are down to earth. I saw basketball hoops on either side of one of the streets right off of Riviera Street that were just placed there temporarily but had been installed with permanent cement foundations. This tells me that local authorities and residents are not in any kind of struggle over things like nitpicking code enforcement actions, but that people are allowed to live at home comfortably as long as things are done in a reasonable manner. Looking around at the web from people&#8217;s photo blogs to real estate searches, <strong>Massapequa real estate</strong> looks like a great investment for anyone relocating to New York City.</p>

			<content:encoded><![CDATA[<p>Did you ever feel like you were chasing your clients toward what was good for them, meeting with resistance the whole way?</p>
<p>This morning, I stepped into the office door regretting that I&#8217;d left my two perfectly prepared thermoses of coffee at home- I would have to make a trip to 7-11. Suddenly, a motion caught my eye as I crossed the threshold after unlocking the door. A small lizard with a stubby tail darted across my path, barely avoiding by being stepped on by 201 lbs. of me.</p>

<p>I remember seeing this critter running along the wall by the other door last Friday. I figured then, he would get out the same way he got in, but there he was- surely slowly starving to death in our sterile office.&nbsp;</p>
<p>I decided to save him.</p>
<p>He had run under a desk by the door but it was elevated on casters and I could reach part way under where he was hiding. I propped the door open and tried to rustle him out from under the desk. My hand was well under the desk when I saw that sudden darting movement that lizards make. Instinctively, in a reflex movement, I pulled my hand back, catching my wrist on the underside of the desk.</p>
<p>OW!</p>
<p>Finally, Mr. stubby-tail (he&#8217;d had some experiences of his own to be sporting this kind of injury) ran out the door. Saved! I didn&#8217;t notice until later that my wrist had a neat little scrape where the desk dug into the first layer of skin leaving a telltale red line that will be there for a few days.</p>
<p>He was better off now, but I definitely lost some skin in the game. You&#8217;ll find that some clients resist your best intentions&#8211; but you can&#8217;t let them down just because it would be easier to.</p>

<p><em>In California, the gravy train stopped. Real estate was suddenly no longer a cash cow.</em></p>
<p>About the end of 2004, the already abysmally low savings rate went from 2% into negative territory. For the first time since the great depression, Americans started spending more than they were earning. Truly amazing situation. Only one cause stands out as the driver of this trend. Housing.</p>
<p>Year to year changes in housing and employment generally trended together. Housing prices in the US had fallen. The NAR likes to point out how housing prices have never fallen, but if you factor in inflation there have been several declines in US housing prices in the 70s, 80s, 90s, etc.</p>

<h4>What caused the housing bubble?</h4>

<p>Mortgage rates had nowhere to go but up but prices exploded because mortgage rates were low. An unnatural growth created the bubble.</p></div>
<p>The real growth- appreciation of housing has been at .2%. Some guy, an economic historian- 400 years this guy collated for one street in Amsterdam. Average appreciation .1% per year.</p>
<p>The only exception is in the bubble. 10% a year. Jobs declined, prices went up. Jobs recovered. Housing prices went through the roof.</p>
<p>Spectacular amounts of new wealth were created. New housing wealth was 18% of GDP.</p>
<p>In 2005, new housing wealth went up around $9,000 per worker. A lot of money. People felt rich. All that money was in the house. That drove amazing spending behavior.</p>
<p>In California the bubble was near 95%.</p>
<p><em>Irrational price increases in the east south central US were much less pronounced.</em></p>
<p>This was coupled with massive levels of overbuilding.</p>
<p>In 2005, the US built 1.5 new housing units for each new household.</p>
<p>BOOM!</p>
