<p><strong>Houston Tx Homes of Luxury</strong> decked out for Halloween. We drove through the River Oaks community and spent a while photographing and videotaping sights of the luxury home community of Houston. Most lots were around 1 to 3 acres- some larger. It seemed that most homeowners decided to deck out the yard and house for Halloween. Wealthy as the <a title="Houston luxury home market" href="http://www.johndaugherty.com">Houston luxury neighborhood</a> was, it didn&#8217;t stop a lot of down-home decorating complete with witches, goblins, pumpkins and typical fall cornucopia and at least one giant purple spider that spread across a whole roof.</p>

They knew that their chances of getting another home down the road would be a lot harder and more expensive if they had a foreclosure like a scarlet letter &#8220;F&#8221; on their credit report. A recent &#8220;communique&#8221; from their bank saying that&#8217;s just what was about to happen (foreclosure) spurned them to action and they looked up a local <strong>agent</strong> to list their home.</p>
<p>The agent was well spoken and seemed to know her way around real estate. A &#8220;Been selling homes here forever&#8221; type, she assured them she&#8217;d be more than able to take care of their <strong>Wellington short sale listing</strong>. The home was listed and the usual short sale hardship letter went to the bank and a short sale approval was the happy news back from the lender. Things were looking up for the homeowner who almost breathed a sigh of relief. Offers started to come in on the home. A little on the low side but offers are a good thing, right?</p>
<p><em>Sixty days later the home foreclosed.</em></p>
<p>How on earth did this happen?</p>
<p>One particular to Wellington short sales of concern to home buyers is whether or not they can <strong>negotiate the price of Wellington short sales</strong>. As in any short sale, the owner is the owner. They set the sale price and a buyer can ask them to lower it. A bank involved can just as easily ask the buyer to pay more before approving the sale. Since you&#8217;re negotiating with the seller and not with the bank, this can become a less than streamlined process for lots of reasons, not the least of which is the current psychology and grasp of the seller and the seller&#8217;s agent (especially if they&#8217;re green to short sales) as to what&#8217;s really going on. Miserable as in the pits of despair and the dreaded notice of sale showing up at your door or mailbox. Surprise! You just became another inexperience generated short sale statistic.</p>
<p>Now, this can all be most often avoided by having <em><strong>experienced Wellington short sale agents</strong></em> on your side. Not experience like 2 or 3 short sales all year, but 2 or 3 dozen <a title="experienced agents in Florida" href="http://wellingtonfloridashortsales.com/2011/10/we-were-doing-short-sales-when-countrywide-was-still-in-business" target="_self">short sales every year</a> for three, five and seven years running in the Florida market.</p>
<p>Now, a buyer and seller can dance around the contract and price issues and the predictable bank responses to low-ballers, etc. or you can work closely with experienced Wellington short sale agents, or at least the agent that&#8217;s in your corner- buyer or seller, should be experienced, and get down to brass tacks.</p>
<p>Like all short sales, Wellington short sales are not guaranteed by any stretch. The lender may reject the sale for any reason. <p>There&#8217;s someone else to deal with too, besides the lender, and that&#8217;s the seller and buyer. These transactions, improperly managed are the drivers of high statistics of short sales that never close. (Think about it. What happens next? &#8211; foreclosure)</p>
<p>Here is where the inexperienced agent will start throwing around numbers like $300,000 blah blah blah, but your house isn&#8217;t a number and neither are you. You&#8217;re someone who wants above all else not to have a foreclosure on their credit report when it&#8217;s time to buy a new home.</p>
<p><a title="short sale experience" href="http://wellingtonfloridashortsales.com/2011/10/we-were-doing-short-sales-when-countrywide-was-still-in-business" target="_self">Experience counts</a>, folks, and lack of it on the part of your Wellington short sale agent can land you in the &#8220;I&#8217;m feeling unlucky&#8221; file of lenders and loan processors- just where you don&#8217;t want to be. <p>This morning I woke up reluctantly from the avoidance tactic of sleeping as long as possible to the mega human-mutating, death inducing common cold of the season- the one that ruins a holiday if you catch it two days before one. Lucky for me it&#8217;s still two weeks until Christmas so all it will ruin is my productive money earning capacity just at the end of the Christmas shopping season, requiring me to work twice as hard to get the same amount of work done.</p>
<p>Anyway, throat raging and general green body fluids in full production, I decided to look around the house for some of that zinc <strong>zycam</strong> or <strong>zicam</strong> stuff and see if it helps.</p>
<p>Found. Oooh that burns a little. Must be good to go.</p>
<p>Then I start to remember talk about it being proven not to work. Well, right now it feels good, burning and drying away my sinuses. Anything that changes the onward march of a new cold in all it&#8217;s human killing strength has got to be some good, right?</p>
<p>I get curious. Could Zicam be something that reduces a cold&#8217;s duration? I need all the cold-free time I can get. Off to the web I go, lookup &#8220;<strong>does Zicam work</strong>?&#8221;</p>
<p>Temporarily stunned, my sinuses revel in the relief the nose gel brings. Then I read an article that says the FDA warns about gel in particular. It can produce long term or even permanent loss of smell. Heeding the advice whether or not it applies only to idiots who use the gel every 15 minutes as a topical anasthetic, I go to the sink and half inhale warm water through my nose, rinsing out the now top 10 Hazmat dangerous chemical back out. I doubt it can be that dangerous if the company is still in business, but legally, everyone has to cover their butt, so if a rhesus monkey can&#8217;t smell bananas any more after ingesting 2.5 metric tons of Zicam, I&#8217;d better not take any chances.</p>
<p>The anesthetic properties of the zinc are starting to wear off now and I can smell my coffee.</p>
<p>Hey, my wife teaches 4th grade. I wonder if she can come up with a better remedy than Airborne?</p>

The site has been receiving links over time, Majestic SEO shows around 28,000 back-links gained and many lost, over the last year. Even if those links drop off the sites they were on, Google has a good memory. The links aggregate over Google&#8217;s favorite algorithm- TIME. That&#8217;s right. <p>I&#8217;m sitting here using up public Wi Fi and a whole table for the price of breakfast. My waitress has filled my coffee about 8 times and shows no signs of being annoyed at me taking up real estate here.</p>
<p>The Swing Inn Cafe is a relaxed easy going place with plenty of seating. You can pick any spot you like. Friendly conversation fills the air and it&#8217;s a great place to just hang out.</p>
<p>The food? The best! Basics like eggs, ham, sausage, toast and a full fare of lunch and dinner items fill the menu in generous varieties and servings.</p>
<p>Many of the folks here are regulars and know each other and the staff.</p>
<p>Whoever runs this establishment has hit on a perfect formula and the customers prove it every day. Oh yeah, the prices are excellent too!</p>
